Your ฿3 million earns ฿36,000 a year; condos yield 4.4%
The central bank held rates at 1% while lifting its 2026 growth forecast to 2.4% on stronger exports. That split shapes what your savings, property and travel plans face next.
Three things to know
01
BOT kept the policy rate at 1%; a ฿3 million deposit earns roughly ฿36,000 a year.
02
Bangkok condos advertise 4.4% gross yields while rents hold steady in prime districts.
1. Central bank holds rate at 1% as AI lifts exports
The Bank of Thailand’s Monetary Policy Committee voted unanimously on 28 October to keep the policy rate at 1.00%. It raised its 2026 GDP forecast to 2.4% from 2.3% and 2027 to 2.1% from 1.8%, citing merchandise exports that rose 24% year-on-year in September on global AI demand. Growth remains below potential and concentrated in tech-linked sectors, while household debt and weak purchasing power hold back consumption. For a saver, one-year deposits still pay about 1.2%, so ฿3 million earns roughly ฿36,000 annually. Watch the next MPC meeting on 23 December.
2. September exports jump 24% on electronics demand
Merchandise exports excluding gold rose sharply in September, led by electronics tied to the global technology and AI cycle, according to the central bank’s 30 October release on economic conditions. Private investment in machinery and data centres also strengthened. Tourism arrivals and related spending softened, while private consumption moderated under cost-of-living pressure. The gains remain concentrated, leaving small businesses and low-income households exposed. That pattern suggests limited spillover to everyday prices or wages outside tech supply chains.

3. Baht steadies near 33.7 to the dollar
The baht traded around 33.70–33.77 per US dollar in late October, little changed after the rate decision. It sits about 3% weaker than a year earlier on some measures. For anyone converting dollars or euros for a trip or pension, the level means a US$10,000 transfer buys roughly ฿337,000. Watch oil prices and US rate moves for the next swing.
The Stock Exchange of Thailand index closed around 1,519 on 30 October, down slightly on the week but up more than 20% year-to-date. Electronics and tech-related names continue to account for much of the advance, while banks and property lag. Dividend yields on the broad index remain near 4%. A reader holding a diversified Thai equity portfolio sees gains concentrated in a handful of export-oriented firms.
Across 5,839 Bangkok condo listings in October, the median asking sale price stood at ฿182,143 per square metre and median rent at ฿696 per square metre per month, producing a 4.4% advertised gross yield. Thonglor and Phrom Phong units show similar yields near 4.3–4.4%. For an owner of a ฿5 million Thonglor one-bedroom, that points to roughly ฿220,000 in annual rent before costs and vacancies. Finished stock continues to dominate buyer interest.
Vietnam’s economy expanded 9.95% year-on-year in the third quarter, the fastest pace since 2022, driven by manufacturing and construction. Singapore grew 5.4% over the same period. Bilateral trade between the two reached US$33.4 billion in the first nine months, up 46.8%. The gap shows how supply-chain shifts and electronics demand are lifting Vietnam faster than Thailand’s more concentrated recovery.
7. Foreign income tax rules stay in force for 2026 filings
Foreign-sourced income brought into Thailand remains taxable in the year of remittance under rules effective since January 2024. Savings earned before 2024 are exempt, and tax treaties usually prevent double taxation. Returns for the 2026 tax year are due by 31 March 2027. No new exemption for same-year remittances has been enacted.

9. Tech exports now drive most of the SET’s yearly gain
Electronics and technology-related names have produced the bulk of the SET’s more than 20% rise since the start of 2026, while banks, retailers and property developers show little movement. The pattern matches the concentrated nature of the export and investment recovery reported by the central bank. Most Thai businesses have not yet felt the same lift.
